Lake Las Vegas Mansion Hits Market
Luxury turnkey residence comes with its new LamborghiniOver the years the president of Exclusive Estates, James Diorio, has developed a wide variety of upper-tier homes.
He currently has one located at Lake Las Vegas Resort on the market for $10 million.
The five-story waterfront estate measures 7,800 square feet. It has a unique exterior color that sets it apart from its SouthShore neighbors, Diorio said.
"When I first suggested "Sienna Red" for the house, my team balked," Diorio said. "I stood firm, knowing that the buyer of a home in this category would expect something extraordinary, distinct and one-of-a-kind exceptional."
James Diorio
Diorio speaks from experience. Since 2003, he has assembled a team of builders, designers, artists and other crafts people to construct multimillion-dollar custom homes. His years of training on both the technical and business aspects have honed his skill in this arena.
"There's a constant need to allow the home to evolve during the design and construction processes... to press boundaries and integrate practicality with creativity," Diorio said. "By being open and receptive to new ideas, you realize that impossible designs really are possible."
Along those lines, Diorio wished to capture the spirit of the community while creating a truly unique retreat. He derived inspiration from modern Asian and Eastern influences, using natural materials such as exotic woods and installing elegant water features.
The effect is striking, with the bright exterior muted by cooler, simpler architectural lines that fit well within the context of Lake Las Vegas' Mediterranean theme.
Passing through a massive, stone-faced portico and pair of hand-hewn, solid alder doors, guests find themselves in a large central foyer set over a pool that must be traversed by an asymmetrical slate bridge. The residence also features views of the lake.
"It was important to me that we bring the lake into the home, and the pools and backyard were designed to do just that," Diorio said.
It is a goal that Diorio achieved, even in the kitchen. Chef and restaurateur Joseph Keller of Como's and Bistro Zinc in MonteLago Village provided counsel on the design, with Diorio insisting the primary work surfaces be turned so those working at the counters could enjoy the scenery.
"At all times, views of the lake are paramount," he said.
The blurring of boundaries between indoors and out is best enjoyed in the fourth-floor master suite, where corner walls have pocketing glass doors that fully vanish to create an a grand waterfront balcony.
In the master bath, decorated in Jerusalem gold limestone and accented with honey onyx and chiseled-edge black granite countertops, the atmosphere is serene. A deep-soaking spa tub (and oversized steam shower) offer the ultimate retreat.
Outside, Diorio created a series of split-level entertaining spaces.
The primary outdoor area showcases a uniquely shaped, black infinity pool that repeats many of the design elements that were used extensively throughout the property.
A series of spillways and waterfalls make their way to a pair of secluded sunbathing areas, a water lounging area, an outdoor kitchen and a Zen-inspired spa with step stones that lead to a Wellness Center, complete with fitness equipment, and a massage table, cedar dry sauna and full bath.
Sitting in the attached three-car garage is a brand new Lamborghini, the crowning touch to the ultimate turnkey residences.
Asked why he would go to such great effort and expense to create this waterfront dream house, Dioro's answer came from experience. "It's what a home buyer in this category would expect," he said.
